The U.S. Economic Development Administration recently awarded the City of Salina a $735,000 grant that will be combined with city resources for a total of over one million dollars of public funds, combined in partnership with private industry, to develop a 400 acre commercial center on the City’s southern boundary. The Center is ideally located at the intersection of Interstate Highway 70 (East/West – Salt Lake to Denver) and Highway 89 (North/South – Salt Lake to St. George). The Center will contain approximately 50 lots which will vary in size from 1.5 acres to over 30 acres. Multiple lots can be assembled for larger users. The Center will be aesthetically consisten through a detailed set of Covenants Codes and Restrictions. This will assure that all users of the Center will enjoy increasing capital appreciation and a desirable business environment.
Lease and/or Sale
Development parcels are currently available for lease or sale. Pricing for each parcel will be on a “per acre” basis and will fall within a range of $15,000 to $50,000 depending on size, location and usage. Incentives for “value added” purchasers/tenants will also be available. Industrial and Commercial development will be available under several scenarios: build-to-suit direct lease, lease with downstream purchase option, lease-to-own, and build-to-suit with purchase option at completion.
Power: Utah Power has installed 3-phase 600 AMP power in the park. In addition, a new 540 Megawall power plant has also been proposed for this area and is currently waiting for final “Authority to Contstruct”.
Natural Gas: Questar Gas COmpany provides lines for gas.
Telephone: South Central Utah Telephone and US West Comm.
Water: City culinary water is available.
Sewer: City sewer lagoon system is in place.
